This residential landscape improvement project in Morton Grove, Illinois, combines paver maintenance, planting bed cleanup, fresh mulch, and localized lawn restoration. The hardscape work focuses on power washing and sealing the existing front stoop and backyard paver patio, including the patio wall, to refresh the surfaces without performing repairs.
The landscape portion addresses multiple areas around the property, including the front yard, east and west side yards, and backyard planting beds. The work includes redefining bed edges, removing unwanted vegetation and weeds, preserving selected existing plants, and spreading fresh mulch. A separate lawn repair area in the backyard is prepared with topsoil and new Black Beauty Tall Fescue sod to create a smoother, more consistent lawn surface.
Project Goals
- Power wash and apply joint sand and water-based sealer to the existing front stoop and backyard paver patio, including the wall.
- Maintain the existing hardscape without performing paver repairs.
- Redefine planting bed edges throughout the front yard, side yards, and backyard.
- Remove weeds and unwanted plant material while preserving designated existing plants.
- Apply fresh mulch across the specified planting beds.
- Expand the northeast backyard planting bed and reset the existing stepping stones.
- Remove a tree growing in the southwest window well.
- Repair a localized backyard lawn area with topsoil, grading, and new Black Beauty Tall Fescue sod.
- Leave the property clean and free of debris from the work.
Front Stoop and Backyard Paver Patio Maintenance
The existing front stoop and backyard paver patio are included in a coordinated hardscape maintenance process. Both areas are power washed to remove accumulated dirt and surface debris before joint sand and water-based sealer are applied.
The backyard patio wall is included in the cleaning and sealing work, helping maintain a consistent appearance across the patio area. The scope is limited to maintenance and finishing; no paver or structural repairs are included.
Power Washing and Joint Sand
Power washing cleans the existing paver surfaces in preparation for the finishing stages. Joint sand is then applied between the pavers to replenish the joints as part of the maintenance process.
Proper joint preparation and application help maintain the appearance of the paved surfaces. The existing layout remains in place, with no planned changes to the patio or front stoop configuration.
Water-Based Sealer Application
After the cleaning and sanding stages, a water-based sealer is applied to the front stoop and backyard patio, including the wall. The sealer provides a finishing treatment intended to help protect the surfaces and support routine maintenance, depending on the product and surface conditions.
Front Yard Landscape Cleanup and Mulching
The front yard planting beds receive a thorough cleanup and edging refresh. The entire planting bed is redefined and edged to establish a clearer boundary between the garden areas and the surrounding lawn.
Weeds are removed throughout the bed, and the variegated vinca vine beneath the front window is removed. Salvia is also removed from the small garden bed at the front-right side of the property. Beneath the tree, the existing Autumn Joy sedum is cut back as part of the seasonal maintenance.
Approximately one cubic yard of mulch is spread throughout the front planting beds to provide a consistent finish and help cover the exposed soil around the remaining plants.
East Side Yard Bed Redesign
The east side yard planting bed is cleared of all existing plant material. Its edge is then redefined into a straight line running from south to north, creating a more uniform border alongside the property.
Approximately half a cubic yard of mulch is spread throughout the bed after the cleanup and edging work are completed. This creates a clean, defined planting area ready for future landscape use.
Northeast Backyard Planting Bed Expansion
The northeast side of the backyard receives an expanded planting bed extending approximately 4.5 feet from the house. Existing stepping stones are temporarily set aside to allow the bed edge and planting area to be reworked.
Weeds around the existing hostas are removed, and approximately half a cubic yard of mulch is spread throughout the expanded bed. Once the planting area is prepared, the stepping stones are reset within the new mulched space.
This adjustment integrates the stepping stones with the expanded bed while preserving the existing hostas.
Northwest Backyard Planting Bed Near the Patio
The northwest planting area beside the backyard patio is cleaned up by removing unwanted plant material while retaining the existing hostas, euonymus shrubs, and iris.
Approximately half a cubic yard of mulch is spread throughout the bed, extending the mulched area as needed to provide a consistent finish. Preserving the designated plants allows the existing landscape to remain part of the backyard design while clearing out other vegetation.
West Side Yard Bed Maintenance
Along the west side of the home, the planting bed border is redefined to create a clearer edge beside the house. Existing perennials, including hostas, liriope, and dianthus, are retained as part of the landscape.
Approximately half a cubic yard of mulch is applied throughout the bed to finish the area and provide consistent coverage around the preserved plants.
The work also includes removing the tree growing inside the southwest window well, clearing the affected area as part of the overall landscape cleanup.
Backyard Sod Repair and Lawn Restoration
A localized lawn repair is completed in the backyard where an existing hole has affected the lawn surface. The damaged sod is removed from an area measuring approximately 5 by 5 feet, and the ground is prepared for new turf.
Approximately half a cubic yard of topsoil is added, and the area is regraded to establish a smoother, more level surface. Approximately 25 square feet is prepared for new sod, with three rolls of Black Beauty Tall Fescue installed over the graded soil.
Soil Preparation and Grading
The existing lawn is removed using a sod cutter, and the soil is rototilled as needed to prepare the area. The ground is then leveled and rough graded to create a suitable surface for the new sod.
Starter fertilizer is spread over the prepared soil before the sod is installed. This preparation helps establish contact between the new turf and the underlying soil.
Black Beauty Tall Fescue Sod Installation
Three rolls of Black Beauty Tall Fescue sod are laid over the prepared area. The sod is positioned over the mineral soil base and rolled to help eliminate air pockets and encourage close contact with the soil beneath.
The repaired section is intended to blend into the surrounding lawn as the new grass establishes. Proper watering and ongoing care after installation will be important to support root development and establishment.
Final Cleanup and Site Preparation
Following the hardscape maintenance, landscape cleanup, mulching, and sod installation, debris generated by the work is collected and removed from the job site. This final step helps leave the front yard, side yards, and backyard orderly and ready for regular use.
Why Landscape Maintenance and Sod Repair Matter
Regular landscape maintenance helps keep planting beds defined, reduces unwanted weed growth, and maintains a consistent appearance around a property. Redefined edges and fresh mulch help distinguish planting areas from the lawn, while selective plant removal creates space and reduces excess vegetation.
Hardscape maintenance also helps preserve the appearance of existing paver surfaces without requiring a full replacement. Power washing, joint sand application, and sealing address routine surface upkeep, while localized sod replacement provides an opportunity to correct a damaged lawn section and prepare it for renewed grass growth.
By addressing these needs together, the project coordinates maintenance across the front entrance, side yards, patio, planting beds, and backyard lawn.

As you browse through the photos, you can see the different stages of this Morton Grove project, from the paver maintenance at the front stoop and backyard patio to the refreshed planting bed edges and new mulch throughout the landscape. The backyard work also includes the expanded northeast planting bed, preserved existing plants, and the localized lawn repair where new sod replaces the affected section.
The completed work brings together hardscape upkeep, landscape cleanup, planting bed maintenance, and lawn restoration across the property. By retaining selected plants and existing paver layouts while refreshing the surrounding areas, the project focuses on maintaining the home’s outdoor spaces and creating a cleaner, more organized appearance.
