Lincoln Park Garage Drainage Project with Nds-Channel Drain

For years, a homeowner association at a multi-family property in Chicago’s Lincoln Park experienced persistent garage flooding during heavy rain. Although a channel drain had been previously installed, improper pitch and concrete alignment caused water to continue pooling — creating ongoing frustration and costly damage. Tommy Pollina Landscape Co. Inc identified that the issue wasn’t the drain itself, but the way the entire system was graded.

Scope of work included:

• Removal of the existing faulty channel drain and surrounding concrete
• Installation of a new 50-foot by 2-foot NDS 5” Pro Series™ Channel Drain
• Precise concrete reconstruction with proper pitch directed toward the drain
• Complete removal and replacement of the 10×50-foot garage floor
• Integrated grading to ensure the new floor and drainage system function as one cohesive unit

Every slope and transition was carefully engineered to move water efficiently out of the garage — not back inside. The result is a completely dry garage and a long-term solution the HOA can rely on, no matter the weather.
