This multi-phase drainage and landscape transformation in the Village of Deerfield, Illinois began by addressing the root cause of the homeowner’s ongoing yard issues: improper water flow. Persistent flooding, oversaturated lawn areas, and inconsistent soil conditions made it impossible to install plant material confidently or fully enjoy the outdoor space. Tommy Pollina Landscape Co. Inc developed a strategic plan focused first on correcting drainage, ensuring long-term stability before moving into full landscape installation.
Scope of work included:
• Installation of 60 linear feet of perforated French drain along the south yard
• Installation of (2) 9” NDS catch basins to collect and regulate surface water
• River rock backfill for proper filtration and flow control
• Burial of the southeast downspout with 15’ of solid PVC pipe to redirect runoff
• Full bed preparation with fresh topsoil and compost
• Berming and grading adjustments to improve structure and elevation
• Complete backyard and front yard landscape installation with defined bed edges and mulch finish
Plant material and landscape features included:
• Conifers such as Arborvitae, Juniper, Pine, and Spruce for year-round structure
• Specimen trees including Oaks, Redbuds, and Aspens
• Bottlebrush Buckeye focal tree and Bloodgood Japanese Maple
• Ilex Glabra ‘Shamrock,’ Little Lime Hydrangeas, and Allium
• Shrubs, perennials, ornamental grasses, and underplanting with Japanese Forest Grass, Pulmonaria, Anemone, and Hosta
• Eden Outcropping stone with Pink Creeping Phlox
• 100 sq ft Creeping Thyme turf-replacement test area
By correcting the drainage first, the project established consistent soil conditions, improved root stability, and protected the long-term investment of the new landscape. The result is a fully integrated outdoor space designed for proper water management, structural integrity, and lasting curb appeal — built to perform in every season.
